Here's the story

This seller was someone I had worked with in the past (he was a builder in Bullard) and he was needing this property to be sold ASAP. This was being sold when rates had increased and the market was incredibly slow and most of the homes in that subdivision were taking several months to sell. After being on the market for just 1 day, we were able to find a buyer and get the property under contract for $2,500 above asking. We hired a professional photographer, like we do with all of our listings, to come and take 40 photos and we also did a massive social media marketing campaign, which is one of the things that caused the buyer to come and look at the property. We ended up having hundreds of views on Facebook and multiple leads reached out. It was a very smooth closing and got the builder out of a bind and we were able to build a partnership with him afterwards.
